Answer
Logistics land in Changodar is Ahmedabad's mid-mile warehouse corridor — about 22 km west on the SG Highway / NH-947 extension. We advise FMCG distributors, e-commerce fulfillment operators and 3PLs on BTS lease, freehold buy and ready-Grade-B inventory along the Sarkhej-Bavla axis.

Changodar sits on the SG Highway extension toward NH-947, roughly 22 km west of Ahmedabad CBD and 8 km east of Bavla's Grade-A park belt. That micro-position matters: Changodar is close enough for last-mile vans into Ahmedabad city on a single shift, but deep enough for mid-mile fulfillment serving north Gujarat, central Saurashtra and the Surat-Vadodara swing.

The occupier mix reflects that dual role. FMCG distributors (Hindustan Unilever, ITC, Nestle channel partners), e-commerce fulfillment (Amazon, Flipkart, Meesho through 3PL partners), express and parcel operators (Delhivery, Blue Dart, DHL, Ecom Express), and quick-commerce dark stores all operate on the Sarkhej-Changodar stretch. NDR Warehousing, LOGOS India and several mid-tier developers run Grade-B-plus to Grade-A parks here.

The land regime is more fragmented than Bavla. Inventory is a mix of operating Grade-B-to-A space (turn-key for 3PLs that need 30,000–120,000 sq ft chambers fast), freehold parcels on the highway (often acquired for captive build), and park BTS with shorter tenors than the Bavla institutional product.

We treat Changodar as the default answer for occupiers whose brief is Ahmedabad-served plus regional outbound — not as a port-side play. If the brief is purely DFC-linked or scale BTS, we usually push the conversation 8–12 km further to Bavla or Bagodara.

Frequently asked

Changodar warehouse FAQ.

Mid-mile vs first-mile vs last-mile is the sharpest question on this corridor. Bring your SKU velocity and serving radius — we'll work back from there.

Mid-mile or first-mile — what's the actual distinction in Changodar?

Last-mile means single-shift van loops into Ahmedabad city, typically 20-to-40 km radius — Changodar handles this comfortably. Mid-mile means inter-city distribution serving north Gujarat, central Saurashtra and Surat-Vadodara swing — also Changodar's strength. First-mile means inbound from manufacturing or port — that's better served from Bavla or Sanand. We size your fleet pattern before recommending a corridor.

SG Highway extension vs NH-947 swing — which side of Changodar should I take?

SG Highway extension (closer to Sarkhej) carries last-mile and dark-store premium — visibility, van turnaround and quick-commerce demand support higher rentals. NH-947 swing (toward Bavla) is the value band for 5-to-15 acre captive builds and mid-mile fulfillment. Pick by serving pattern, not by sticker price.

What plot size works for an e-commerce fulfillment centre here?

Sortation and small-parcel fulfillment runs on 3-to-8 acres with 60,000-to-150,000 sq ft chambers in Changodar. Larger fulfillment formats (300,000 sq ft+) usually push to Bavla for park BTS or to Bagodara for freehold scale. We size against SKU count, daily order volume and dock count first.

Is operating Grade-A space available for a quick-turnaround 3PL?

Yes — Changodar has the deepest operating-ready inventory in the western Ahmedabad warehouse belt. Grade-B-plus chambers turn over with 30-to-60 day possession; Grade-A chambers (clear-height 11m+, sprinklered) are tighter but available. We track operator-level availability weekly.

How does Changodar compare to Bavla on rental economics?

Bavla park BTS commands a Grade-A institutional premium driven by spec, fund-track operator brand and longer 9-to-15 year tenors. Changodar lease economics are shorter-tenor, more flexible and typically lower on headline rent — but with less spec uniformity. Underwrite total cost-to-serve, not rent per square foot.

Does AUDA periphery zoning slow Changodar approvals?

AUDA periphery NOC adds 4-to-6 weeks to greenfield approvals. Inside the Sarkhej-Changodar developed stretch most freehold parcels already have NA + AUDA clearance, so practical timelines compress. Park BTS sites carry approvals in hand — which is why operating-lease handovers can land in 30-to-60 days.

Can quick-commerce dark stores work as a multi-site rollout from Changodar?

Yes — and we run several. The Changodar-Sarkhej axis serves as a mother-hub with satellite dark stores in Bopal, Prahladnagar, Maninagar and Naroda for sub-30-minute reach. Land regime is operating-lease for satellites, freehold or longer-lease for the mother-hub. We co-ordinate the network as a single brief.
