That micro-position matters: Changodar is close enough for last-mile vans into Ahmedabad city on a single shift, but deep enough for mid-mile fulfillment serving north Gujarat, central Saurashtra and the Surat-Vadodara swing.
The occupier mix reflects that dual role. FMCG distributors (Hindustan Unilever, ITC, Nestle channel partners), e-commerce fulfillment (Amazon, Flipkart, Meesho through 3PL partners), express and parcel operators (Delhivery, Blue Dart, DHL, Ecom Express), and quick-commerce dark stores all operate on the Sarkhej-Changodar stretch. NDR Warehousing, LOGOS India and several mid-tier developers run Grade-B-plus to Grade-A parks here.
The land regime is more fragmented than Bavla. Inventory is a mix of operating Grade-B-to-A space (turn-key for 3PLs that need 30,000–120,000 sq ft chambers fast), freehold parcels on the highway (often acquired for captive build), and park BTS with shorter tenors than the Bavla institutional product.
We treat Changodar as the default answer for occupiers whose brief is Ahmedabad-served plus regional outbound — not as a port-side play. If the brief is purely DFC-linked or scale BTS, we usually push the conversation 8–12 km further to Bavla or Bagodara.
