Dholera SIR is one of Gujarat's largest strategic industrial development zones under the state's SIR framework. The current inflection point is semiconductor manufacturing: the Government of India notified a semiconductor SEZ for Tata Semiconductor Manufacturing in April 2026, reinforcing Dholera's industrial positioning.

Our work here is strictly on the industrial track. TP-scheme final plots (post land-pooling reconstitution) with clean legal lineage. Downstream semiconductor assembly parcels. Private parcels only where we've verified the full land-pooling and reconstitution history. We do not participate in the residential-plot speculation market that dominates Dholera SERPs.

Land pooling economics are unique here — original landowners received reconstituted final plots under the TP scheme. Resale of those plots follows specific rules. We walk you through the compliance view before any LOI.

Timelines are longer than Sanand or Dahej because TP-scheme verification, SEZ coordination and infrastructure commitment checks all sit on the critical path. The upside is that Dholera is a planned industrial thesis, not just a patchwork of opportunistic parcels.

Dholera industrial FAQ.

Is Dholera SIR industrial track viable for a small ancillary unit?

For sub-2-acre ancillary units, Dholera is not the right move yet — the ecosystem isn't dense enough. Consider Sanand-III instead (semicon corridor), which has deeper vendor density and faster approval paths. Dholera fits 5+ acre parcels with a multi-year horizon.

What's the deal with Dholera residential plots on social media?

That is a separate market we do not participate in. Many peripheral parcels marketed as 'Dholera SIR' lie outside the SIR boundary entirely. We stick to the industrial/SEZ track where the notified zoning is documented and the infrastructure build-out is government-committed.

How does land-pooling reconstitution affect resale?

Original landowners received final plots under the TP scheme. Resale follows the TP-scheme rules including utility reservation, road alignment and FSI allocation. We audit the reconstitution map before every LOI.

What's the Ahmedabad-Dholera expressway status?

Under construction. Commissioning in stages through 2026-27. Travel time Ahmedabad-Dholera will drop below 90 minutes once complete. The expressway is central to the infrastructure thesis for industrial Dholera.

Do you work with the Dholera SEZ authority directly?

Yes — our team coordinates SEZ-track files with the authority, including unit-approval pathways and infrastructure allocation. For non-SEZ industrial parcels, the approval flow runs through the standard GIDC/Collector track.
