Dholera SIR is one of Gujarat's largest strategic industrial development zones under the state's SIR framework. The current inflection point is semiconductor manufacturing: the Government of India notified a semiconductor SEZ for Tata Semiconductor Manufacturing in April 2026, reinforcing Dholera's industrial positioning.

For sub-2-acre ancillary units, Dholera is not the right move yet — the ecosystem isn't dense enough. Consider Sanand-III instead (semicon corridor), which has deeper vendor density and faster approval paths. Dholera fits 5+ acre parcels with a multi-year horizon.
That is a separate market we do not participate in. Many peripheral parcels marketed as 'Dholera SIR' lie outside the SIR boundary entirely. We stick to the industrial/SEZ track where the notified zoning is documented and the infrastructure build-out is government-committed.
Original landowners received final plots under the TP scheme. Resale follows the TP-scheme rules including utility reservation, road alignment and FSI allocation. We audit the reconstitution map before every LOI.
