GIDC secondary transfer or private parcel — which is right?

For cost-sensitive operating plots, GIDC transfer is usually the cleaner entry. For larger or more customized mandates, private land can offer flexibility on size, layout and possession timing. We compare route, not just headline price.

Can a non-farmer buy agricultural land for industrial use?

Yes, under Section 63AA of the Gujarat Tenancy Act for bona fide industrial use, subject to the applicable notices and permissions. The exact path depends on parcel size, current classification and district practice, which we map before LOI.

What's a realistic offer-to-close on a private parcel?

On clean title, private parcels are often quicker than GIDC transfers. Where the file slows down is usually title cleanup, partition history, or route-specific approvals rather than commercial negotiation.

Do you charge success fee or retainer?

Published commission on the engagement letter. Buyer-side and seller-side are disclosed separately; there is no undisclosed component. We don't take part-cash on any leg of any transaction.
