What GIDC is
The Gujarat Industrial Development Corporation, or GIDC, is the State of Gujarat's nodal agency for development of industrial estates. Established in 1962 under the Gujarat Industrial Development Act, GIDC develops and maintains industrial infrastructure — roads, water, drainage, power distribution at estate level — and allots plots to industrial undertakings.
GIDC operates estates across the entire state. The flagship industrial corridors — Sanand, Dahej, Vatva, Naroda, Halol, Ankleshwar, Vapi, Panoli, Hansalpur, Hapa, Dared and many others — are GIDC estates.
What a GIDC plot is
A GIDC plot is industrial land held on long-term lease (typically 99 years) from GIDC. The lease is transferable subject to GIDC's transfer NOC and applicable transfer fees. Utilities — water, drainage, internal roads, in many estates power and gas — are provided at estate level.
Because plots are leasehold, a sale deed alone does not transfer the lease — GIDC's NOC and lease-transfer registration in GIDC's books are required. Buyers who treat GIDC plots like freehold often run into closing and possession issues.
How GIDC allotment works
GIDC publishes online allotment windows for new estates and vacant plots in operating estates. The application is online, with eligibility tied to a bona-fide industrial purpose and prescribed financial and technical capacity. Larger plots in flagship estates often see oversubscription; allotment is then by published draw or weighted criteria.
Outside open allotment windows, the only route is secondary transfer from an existing leaseholder. Both routes are mature; secondary transfer is the dominant path in mature estates.
