OEM proximity matters
EV vendors do not buy 'Gujarat' or even 'Sanand' in the abstract — they buy travel time to the assembly line. Same-day inbound logistics and just-in-time supply favour plots within a defined distance of the anchor plant. Cluster choice is OEM choice.
Power and load profile
Battery cell assembly and power-electronics vendors run on high-purity power and stable utility load. Sanand-II, Hansalpur and Halol carry 220 kV substation infrastructure adequate for Tier-1 vendor scale. New parcels need utility load pre-qualification.
Battery-cell vs ancillary distinction
Battery cell manufacturing has different fire, environmental and safety overlays than typical EV ancillary. Some State PLI and incentive schemes target cell manufacturing specifically. The cluster choice for a cell plant differs from a BMS or harness plant.
Land scale and expansion buffer
First-phase EV plants typically range 5–15 acres for vendor scale, 25–60 acres for OEM-scale assembly. Expansion buffer matters — multi-phase plants do better on private 63AA parcels with adjacent inventory, less well on tightly-packed GIDC plots.
Acquisition route
GIDC secondary transfer is the default for operating-grade Tier-2 ancillary in Sanand-II. Section 63AA private parcels suit larger Tier-1 vendors and battery-cell investors needing scale and configuration flexibility. The two are commonly mixed.

Where is best for an EV battery cell plant in Gujarat?
Sanand-III and Dholera SIR are the natural candidates for cell manufacturing — both align with semiconductor and battery PLI scheme positioning, both have available greenfield scale, and both are on planning cycles compatible with 2–4 year commissioning. The decision is investor- and OEM-anchor-led.
Should an OEM ancillary be inside GIDC Sanand or in a private parcel?
For Tier-1 ancillary at scale, private 63AA parcels along SH-17 win on flexibility and possession speed. For Tier-2 operating units up to 5 acres, GIDC Sanand-II offers cleaner utilities and lower entry. The deciding factors are size, urgency and configuration.
Is Hansalpur-Becharaji only for Maruti vendors?
Hansalpur-Becharaji is anchored by Maruti Suzuki, but vendor parks and private parcels around it host non-Maruti EV ancillary too. Cross-supply across Sanand and Hansalpur is common; logistics distance between the two corridors is manageable for non-JIT items.
How long does an EV ancillary plant take from LOI to production?
On a clean parcel, 14–22 months for Tier-2 ancillary; 22–30 months for Tier-1 vendor-scale facility; 30–48 months for battery cell or BIW-scale plants. Approvals — GPCB (orange/green), fire, electrical safety — track in parallel with civil and machine import.
