Spec discipline first

Clear-height, dock count, FFL, sprinkler design, column grid and DG backup decide what tenants will lease. Spec is locked before parcel shortlist; parcels that cannot deliver the spec are eliminated regardless of price.

Tenant covenant and pre-leasing

Fund-investor acquisitions are usually pre-leased on Grade-A spec. The yield is driven by tenant covenant, lease structure, replacement cost and corridor depth — not headline rent. Underwriting integrates the lease and the building.

DFC and rail connectivity

Western Dedicated Freight Corridor adjacency lifts certain corridors materially. Bavla and select parcels on the Ahmedabad-Bagodara stretch hold this advantage. Long-haul rail operators value this; pure-truck 3PL less so.

Bonded vs DTA decision

Mundra and Kandla offer DTA, SEZ and FTWZ structuring. Domestic 3PL goes DTA. Export-staging warehousing leans FTWZ or SEZ. Bonded warehouses host EXIM and customs-pending cargo. Selection follows the operator's flow mix.

Built-to-suit vs freehold

Most occupier-led parcels are built-to-suit lease (BTS) with the parcel held freehold by a developer or fund. Pure freehold acquisitions by occupiers are less common — they require the operator's underwriting capacity and exit appetite.
