What PCPIR means
The Petroleum, Chemicals & Petrochemicals Investment Region (PCPIR) policy was launched by the Government of India to encourage large-scale, planned investment regions for petroleum, chemicals and downstream petrochemical industry. PCPIRs combine port logistics, gas pipelines, dedicated industrial planning and process-industry-grade utility infrastructure.
Dahej PCPIR in Bharuch district is Gujarat's notified PCPIR, with a 453 sq km footprint anchored by Dahej-I and Dahej-II GIDC plus the captive port and jetty complex.
Why it matters for buyers
PCPIR location is a fit signal: a parcel inside the notified PCPIR is part of an industrial planning area designed for chemicals and petrochem. This translates to better-aligned utilities, CETP, gas-pipeline access, and an industrial peer ecosystem of process operators.
Approvals — particularly GPCB Consent to Establish — are familiar to administrative officers in PCPIR areas, reducing first-pass rejection risk relative to greenfield sites.
